Antigua long term rentals ask about US$850 to US$1,200 a month for a one bedroom apartment on a twelve month lease, and the electricity, water and internet come on top. Studios start near US$700. Most two bedrooms sit between US$1,200 and US$2,400, and a three bedroom house is usually US$2,500 to US$3,500. These are asking rents from the long term pages of three local agents and one listing site, checked November 2026.

We are LambLion, eleven family run self catering apartments on Freemans Main Road in the green middle of Antigua, and we do not offer year long leases. We offer the other option, a furnished apartment for two weeks to six months, set out on our medium term apartments in Antigua page. This guide puts both choices side by side, with real asking rents, APUA rates and our own published prices.

How much is rent in Antigua? A one bedroom long term rental usually asks US$850 to US$1,200 a month

Rent in Antigua moves with the view far more than with the floor plan. A two bedroom flat on All Saints Road, on the edge of St John’s, was listed at US$1,000 a month. A one bedroom cottage at Hodges Bay on the north coast asked US$1,600.

The biggest public list belongs to Chestertons Antigua, which had 89 long term listings when we looked, a few of them commercial. We checked it with the smaller lists at Absolute Properties and Stanley’s Real Estate.

Agents mostly quote US dollars and some landlords quote Eastern Caribbean dollars. The EC dollar has been fixed at EC$2.70 to US$1 since 1976, according to the Eastern Caribbean Central Bank, so US$1,000 a month is EC$2,700.

As a second opinion, Numbeo, the crowd sourced cost of living site, put a one bedroom outside a city centre in Antigua and Barbuda at EC$3,451 a month in October 2026, about US$1,280. That rests on 80 entries from seven people, so we would trust the agents’ lists first.

Long term rentals in Jolly Harbour cost more and let quickly, and English Harbour has almost none listed

Jolly Harbour two bedroom villas on the Chestertons list asked US$1,260 to US$2,400 a month, and one listing added a community charge on top of rent and utilities. On the first page of the Absolute Properties list, ten of the twelve homes were already marked rented. If you want the marina, start early.

English Harbour is harder. We found no English Harbour long let with a public monthly price on the pages we checked, so ask the agents directly.

Inland, the same money goes further. Lemongrass Cottage in Buckleys was listed at US$950 for a one bedroom, and a three bedroom cottage in John Hughes let for US$1,200, while three bedroom houses at Hodges Bay ask around US$3,000. Our guide to where to stay in Antigua walks through each area, and if town matters most, read our note on apartments near St John’s.

Are there Antigua long term rentals under $1,000 a month? Yes, a handful of studios and one bedrooms

There are, but you have to be quick and you have to be happy with small. These were the long lets under US$1,000 a month that we found in November 2026.

Apartments for rent in Antigua under $500 come up in searches too. We did not find a single one on the four sites we checked.

A US$700 studio is still not a US$700 month. Add the bills we work through below and you are nearer US$920, so budget for transport as well. Students should also read our guide to American University of Antigua student housing.

Long term apartment rentals in Antigua usually mean a twelve month lease and a deposit

Twelve months is standard. On LongTermLettings, all 39 Antigua homes on the first page of results were offered on a 12 month term when we checked.

Plan on paying the first month’s rent and a security deposit before you get the keys. LongTermLettings says deposits in Antigua usually equal one month’s rent and that tenancy agreements are often informal. We found no Antigua law that fixes the deposit, so get these points on paper before any money moves.

Shorter terms cost more, and at least one landlord prints the difference. Fan Palm Cottage, a furnished two bedroom in Crosbies, was listed at US$2,250 a month on a twelve month lease and US$3,850 a month for one to four months. That is about 71% more for the freedom to leave.

A lease also leaves your immigration stamp exactly as it was. A year’s tenancy is not a year’s permission to stay. Our guide to one month in Antigua covers entry stamps and extensions.

What rent in Antigua and Barbuda leaves out is electricity, water and internet

Unless a listing says otherwise, the bills are yours. The Antigua Public Utilities Authority, APUA, supplies both electricity and water, and its published domestic rates were these when we checked in November 2026. All are in EC dollars.

Electricity costs EC$0.40 per kWh for the first 300 kWh a month and EC$0.38 per kWh after that, with a minimum charge of EC$25. On top comes the fuel variation charge, which follows the price of fuel. It was set at 80 cents per kWh for June 2026, up from 55 cents in March and April, as ABS reported, and APUA’s rates page still showed 80 cents in November. The fuel charge is now twice the base rate.

Water costs EC$21 per 1,000 gallons for the first 4,000 gallons a month, then EC$50 per 1,000 gallons, plus EC$1 meter rental.

Internet is its own contract. Digicel’s home internet plans start at EC$172 a month with tax included, and you pay a deposit when you sign up. APUA’s inet and Flow sell home broadband too.

Air conditioning moves that number more than anything else. At 500 kWh a month, electricity alone comes to EC$596, the same as our whole example month. Numbeo’s contributors put basic utilities for an 85 square metre flat at EC$808 a month on average, so our example is a careful month. Budget above it.

Landlords’ own caps tell you what they expect. One St John’s apartment on LongTermLettings includes electricity up to EC$300 and water up to EC$100 a month in the rent. Another caps electricity at US$100. Several listings also advertise a water cistern and a generator, and they advertise them for a reason. Ask how often they are needed.

Food is the other big monthly bill, and it has its own guide on the cost of food in Antigua and how self catering brings it down.

Furnished long term rentals in Antigua are the norm, so ask what furnished includes

Furnished is the default here. Of the 39 Antigua homes on the first page of LongTermLettings when we checked, 38 were marked furnished, and the single unfurnished one was a house in Marble Hill. If you were planning to ship your own sofa, your choice is small.

Fully furnished apartments for rent can mean a bed, a sofa and a fridge, or a home with linen, cookware and a washing machine. Two of the cheaper St John’s lets on the Chestertons list share a central laundry, with no washer in the flat. Before you agree, ask about these.

Every LambLion apartment comes with air conditioned bedrooms, fresh linen and towels, free Wi Fi with a workspace and free self service laundry. The one bedroom, twin and two bedroom apartments have full kitchens with a stove and oven, and the studios have a kitchenette.

Private long term rentals in Antigua come through local agents, listing sites and owners

Start with the agents’ websites, because they publish prices. When we checked in November 2026, Chestertons Antigua had the longest list. Absolute Properties shows mostly Jolly Harbour villas. Stanley’s Real Estate had about 40 long rentals, most of the first page between US$1,200 and US$2,000 a month.

LongTermLettings gathers owner and agent listings in one place, priced in euros. Airbnb has a monthly stays page for Antigua and Barbuda too, so set its 30 night totals beside the lease numbers above.

Some owners let privately, which is why a one bedroom apartment for rent in Antigua by owner can be hard to find online. Ask around once you land, and see the place in person before you sign. Turn on the taps, run the air conditioning, check the phone signal indoors and drive the road after dark.

Antigua monthly rentals or a one year lease? The lease wins on price once you stay past about five months

Month for month, a year’s lease is far cheaper. A US$1,000 one bedroom plus about US$220 of bills comes to roughly US$1,220 a month. A one bedroom with us costs US$3,060 for 30 nights at the direct rate.

The sums change when your stay is short. A lease that ties you in for twelve months commits you to about US$14,640 for the year, whether you stay or not. At our one bedroom rate, that same money covers just under five months. So here is the rough rule. Under five months, a furnished stay costs less in total. Past five months, if you are sure of the year, sign the lease. For a studio the crossover comes sooner, at around four months, and a lease you can leave early without a penalty changes the sums again.

A lease also means viewings, new accounts and buying what the furnished flat lacks. A furnished stay means you unpack and cook dinner the same evening.

You can also do both. Book a few weeks with us, view flats in daylight, and sign a lease once you have seen the water pressure for yourself.

What 30 nights at our apartments cost at the direct rate

We do not publish a monthly rate card, and our medium term page says why. “We do not believe in complicated rate cards.” What we can show you is the published nightly rate. Book two nights or more directly and 15% comes off, which gives these totals for a 30 night stay.
